What will happen in my initial design session?

One of our architects will visit your London property to meet with you and carry out an initial appraisal. They will discuss at length your requirements and what you want to achieve and the possibilities and actualities of doing so. A survey of your property will be undertaken in order to measure your space.

Our architect will also discuss alternative solutions for your London project and create revisions to your drawings or scheme where necessary. Landmark Architecture prides itself on the premium service which we provide for our clients and will be sympathetic to your concerns and needs whilst assisting you where possible.

We will produce sketches of your proposed plans and also a 3D version once the final design scheme has been approved by you, in order to give you a realistic feel of what your London home could potentially look like.

 

What happens if there is a drain or manhole?

If any part of your building works involves building over a manhole or sewer, for example in a domestic extension, then an application to London’s Thames Water for a ‘Build over agreement’ will be made by our architect. If you are unsure as to whether you will need this document, our architect will be aware of the surrounding regulations and can advise accordingly.

Applications to Thames Water will require additional drawings that our clients will be charged for. There is also a fee of £343 for domestic extensions build over agreements which our clients will be responsible for paying directly to Thames Water. This can often be a lengthy process but our highly trained and experienced architects will notify you when they initially visit your London home.

 

Do I apply for Planning Permission myself?

No, we will take care of the planning application for you to ensure that all details are filled out correctly so there will be no delay in the construction of your project commencing. Landmark Architecture and our Chartered Architects have a strong knowledge of planning rules and regulations in London Boroughs and will tailor their designs to provide the best option for our clients. We have years of experience of planning applications so will ensure the process is as smooth as possible for all of our London clients.

 

What is Permitted Development?

In some cases, planning permission may not be required for your project and it can be undertaken under something called Permitted Development. This is where your Local Authority has regarded specific works as minor alterations which will have minimal effect on your neighbours; an example of this would be a Velux loft conversion where the windows are installed flush against the existing roof of the house.

Our architects will advise you on whether an application for Permitted Development in order for a Certificate of Lawful Development to be obtained is necessary when they are drawing up your plans. They have a detailed knowledge of what works can be done under Permitted Development and whether or not this would be the best option for you and your project.

How will your architect understand my needs and requirements?

Our clients are important to us and working closely with them to achieve their home ideals is something that we take very seriously at Landmark Architecture. We won’t use a general template for your designs, but tailor every part of your drawings to suit your property. The team of Chartered architects within our company have combined experience of over 30 years in the domestic industry and welcome as much input as the client feels is needed.

When the initial appraisal is carried out at your home, you will be able to discuss your needs and requirements at length.

 

I’ve changed my mind about part of the design. What can be done about this and does it cost extra to make revisions?

At Landmark Architecture we are happy to make reasonable variations to your design scheme in order to accommodate your Local Authority’s planning department. This will be of course, part of the cost of commissioning a piece of work from us. However, major alterations or continuous revisions will be charged
